The lack of a central light in the room made it a bit dim, as bedside lights were barely sufficient for reading. A somewhat awkward key fob takes up pocket space, and the absence of a seat in the room wasn't ideal. While breakfast starts at 8 am, an earlier option would be better for early risers, especially since packed lunch offerings could use a bit more filling than just mayo.

Superb stay in the Lakes!
Spent 2 nights in a cozy room with fresh linens and lovely views! The owners were super friendly and took great care of us. Breakfast was spot on with quality ingredients. Only wish the outdoor seating had more shade during the day. Loved the 24/7 snack bar, perfect after a long walk!

A warm and cozy stay
We arrived early on a rainy day and were greeted with open arms. The drying room was a lifesaver after a wet walk! The owner hooked us up with loads of tips for our Coast to Coast trek, which was super helpful. The lounge made us feel right at home, perfect for winding down after a day out. Breakfast options were solid, but the coffee could've been better.

this place is an absolute gem! the comfy beds were the best after a long day of walking. the views from our window were just stunning and the breakfast was super tasty. the owners are really nice and helpful. The honesty bar is such a fun idea. we felt so at home and loved the cozy sitting areas with games and books.
the room's tv was way too small for our liking and we had a bit of trouble finding it since we arrived late.

Smart choice for a getaway in Patterdale with good value considering price charged. The freshly cooked breakfast was a highlight. Set an early alarm for breakfast if you want to hit the trails on time.

old water view bed & breakfast is such a lovely place. right on the stream, the setting is stunning. my room was clean, comfortable, and warm. the breakfast was amazing, cooked to perfection, and the local jams were a delightful touch. best of all, the owner was super helpful, even letting us use the car park after checkout.

Cozy and Clean Stay
Had such a fab time with my partner! The room was super comfy with a lovely view. Breakfast was spot on, esp the homemade jams. Plus, the drying room for wet gear was a lifesaver after our walk. Just wish the bar had longer hours, but it was still a great spot to chill.
